The offices of De Kleine Prins in Zwevegem were designed within a shell-and-core space defined by a strong concrete structure. The project builds on this existing condition: the robust concrete was left largely exposed, forming a raw framework for a comfortable and domestic office interior.

The layout is conceived as a ‘house’ rather than a conventional office. Individual workspaces are combined with a shared central area organised around a kitchen island, where employees can gather to eat and meet. A seating area in the corner, with a bookcase and soft furnishings, offers a more informal place to pause and connect.

To balance the roughness of the concrete, the design introduces comfort and warmth. Climate ceiling islands ensure a pleasant indoor climate, while additional ambient lighting, curtains and carefully selected materials soften the space. A fresh, contemporary colour palette — visible in the kitchen island and textiles — contrasts with more classic oak veneer elements.

Art plays an integral role in the interior. Along the long concrete wall, paintings and Warhol collages bring rhythm, colour and identity to the space. The result is an office that feels open, warm and characterful — supporting collaboration while maintaining comfort and calm.
